TELLUS FUND (TELLUS = Latin for Earth) – Private Equity non-listed Fund
The Tellus Private Equity Investment Fund is an unlisted private equity sub fund established beneath the Regalis Global Investment Umbrella Fund, domiciled in Liechtenstein. Tellus is designed to provide long term, disciplined capital to credible projects across three core asset classes: agriculture, construction and real estate development.
The fund's name reflects its purpose. Tellus, the Roman personification of the 'Earth', speaks to the fund's focus on tangible, land based assets and on the productive use of capital in sectors that build, cultivate and sustain.
Tellus is structured to support developers, operators and project sponsors seeking institutional grade equity participation in agricultural enterprises, construction ventures and real estate developments that demonstrate sound fundamentals, credible management and a clear pathway to value creation.
As a non terminal fund, Tellus has no fixed expiry date and is built to operate as a permanent capital vehicle, allowing it to support long duration projects without the constraints of a defined investment horizon.
The fund is also open ended, with no ceiling on the total capital it may raise over time, enabling it to scale in line with the pipeline of qualifying opportunities and investor demand.
Within its mandate, Tellus may deploy capital into any credible project within its target asset classes up to €250 million per investment, providing the fund with the flexibility to support opportunities ranging from focused single site developments to substantial multi phase projects.
The fund's first disbursement target is set at €23 million, marking the initial deployment phase as Tellus builds its portfolio and establishes its track record within the Regalis structure.
Tellus is being registered as a private investment fund on the Swiss SIX Stock Exchange for the purposes of ISIN registration, providing the fund with a recognised European listing reference while retaining its status as an unlisted private equity vehicle.
This positions Tellus within a robust regulatory and administrative framework consistent with the standards applied across the Regalis Global Investment Umbrella Fund and the broader IWG Group structure.

We remain in control of the investment fund disbursement, subscriptions and redemptions alike, without any cash flowing through us, and that the monitoring and reporting to the fund remains at a level of excellence at all times.
The funds are purpose specific and for the same purpose in such that the client has multiple similar industry sector credible projects. A credible project is a commercial development opportunity which under deep due diligence scrutiny, passes financial and business model stress tests, yet remains robust in its ability to perform positively and yield predetermined minimum returns on investments and/or debt finance.
